Common areas
For those parts of the building that can be used by everyone (corridors, staircases, the hall, roof terrace, common swimming pool, laundry room, surrounding garden etc.) and for the technical installations (think of elevators, pool installations, central antenna system, roof and foundation), the regulations contain several provisions for use and a regulation concerning each owner's mandatory contribution to the (common) costs of maintenance and use. The rules and regulations contain several articles concerning these and other financial affairs - think of insurance of the building.
Rules of conduct
It goes without saying that a condominium owner has to use and maintain his home in such a way that he does not cause nuisance to the other occupants. He has to see to it that his plumbing does not get clogged, he cannot just install a television dish, he cannot turn on very loud music at night either, etcetera. He is part of a community, so to speak, and he has to behave himself accordingly. The rules and regulations also contain several rules concerning renting and renting out the condominium.
